Energy Assessments

Every home put on the market for sale or rental, no matter what size, must have an Energy Performance Certificate (EPC) which which has been produced by an accredited domestic energy assessor and contains advice on how to cut CO2 emissions and fuel bills.

With ever more buyers starting their search on the web it is important for the seller to obtain a floor plan clearly marking out the layout and dimensions of their property in a pictorial format that can be uploaded to various property portals on the web. We are experienced in providing full colour floor plans which also show room dimensions and the internal floor area.

Land Registry Compliant
Transfer & Lease Plans


Background

​

In the majority of instances any property being sold or let on a new lease of over 21 years will require a plan that needs to be lodged with an application for registration at the Land Registry.  The plan must be such that the land concerned can be identified clearly on the Ordnance Survey map. To ensure the plan meets this standard, it should comply with the guidelines in Guidelines for preparing plans for HM Land Registry applications. If the land cannot be clearly identified on the Ordnance Survey map, it may mean that the application is rejected on delivery or cancelled some time afterwards.

What the Land Registry Requires

​

In order to satisfy the Land Registry a new transfer or lease should include a plan showing the internal layout of the property to be let.  It also should include the access to the property and where the property lies in relation to its locality.

In order to meet these requirements we would normally prepare the following:

​

  • A site plan

  • A location plan normally on a scale of 1:1250

  • An internal floor plan


The location plan and site plan would be based on the published Ordnance Survey maps and include any colouring referred to in the lease to delineate boundaries, rights of way, pedestrian and vehicular access arrangements and so forth.
